Lease Extension

A lease extension is a process usually required when the lease of a property has expired or is about to expire. It changes terms of the lease such as length, rent and other conditions that have been agreed upon by both parties.

The lease extension will also contain new conditions that have not previously been included in the lease agreement. This could include repairs, maintenance and service charges which will need to be taken into consideration and agreed upon by both parties within a reasonable amount of time.

What is a lease extension?

Our lease extension process begins by discussing your leaseholder’s rights and entitlements and helping you to understand all of the options available to you. We will then work closely with both parties (the landlord/owner and tenant) to agree on appropriate terms for the lease extension.

Once this is agreed upon, we will prepare and serve a Section 42 Notice pursuant to the Leasehold Reform Act 1967 which sets out our client’s intentions regarding extending their lease. At this point, once received by the landlord/owner, a lease extension is considered to have been granted.
